The housing runs to post-war and modern estates, 1930s bay-fronted semis and recent estates on a modern spec, and each was wired to the standards of its day. Additions made since, from extensions to garden supplies, are often where the weak point turns out to be.
Ownership complicates things too. Where a house has been split into flats, or an outbuilding brought into use, circuits get shared in ways nobody records, and a fault in one part can take out another.
What that produces, in practice, is sockets that have been extended one too many times. It is rarely mysterious once the circuits are tested, and it is usually repairable on the first visit.
Landlords have a further duty: in England a rented home needs an EICR at least every five years and before a new tenancy. All work is tested to BS 7671.
