What we do

We are called into Balcombe homes and businesses at all hours. Domestic work is the bulk of it, but shops, offices and units get the same response, including out-of-hours cover so trading is not lost.

Jobs run from lighting faults and RCD tripping to power loss and tripping, with EICR safety certificates for landlords who need the installation documented properly.

If the fault turns out to sit with the supply rather than your installation, we will tell you that too, and explain who needs to attend.

We guarantee…

We will fault find and resolve the issue if it can be resolved on the spot. With 25 years experience in fault finding we believe there isn't an issue which we can't solve. Some issues may need a revisit due to the deterioration of the cabling, and where that happens we will always explain your options clearly before any further work begins.

Condition Reports

All electrical installations deteriorate with age and use. They should be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use — commonly known as periodic inspection and testing.

FAQ'S

Frequently Asked Question

All of our services are backed by our 100% satisfaction guarantee and delivered by our qualified electricians.

Yes. We work across Ardingly, Handcross and Haywards Heath and the rest of West Sussex, at any hour.

No. Where we have had to lift a board, cut a chase or open a ceiling, we make good as far as the electrical work allows and clear up before we leave.

Yes. If the supply into the property is sound then the fault is inside the installation, and that is exactly what electrical fault finding is for. We establish which side of the cut-out the problem sits on.

An older board is not automatically unlawful, but many lack RCD protection and cannot be repaired with parts still in production. We will tell you whether repair is realistic or whether consumer unit replacement makes more sense.

Most are done within a couple of hours, including testing. Tracing an intermittent fault takes longer, because it has to be proved rather than assumed.

Electrical emergency?

Emergencies in Balcombe usually start with storage heaters that fail to charge overnight. Behind it is often outbuildings, oasts and annexes fed by submains that were never designed for today's loads, or a board never split into enough circuits for the way the property is used now.

Converted oast houses and barns are common here, and in those the loss of one circuit can take out far more than it should. Testing establishes exactly where the fault sits.

Repairs are carried out to BS 7671, with certification to match the work done.

BALCOMBE

The electrical character of Balcombe

Balcombe is a village of period property with a station on the London line. What that means underneath the plaster is a set of installations from very different decades. Outbuildings, oasts and annexes fed by submains that were never designed for today's loads is the factor that shapes most of the emergency work we are called out for.

The housing runs to tile-hung and timber-framed cottages, converted oast houses and barns and post-war infill around the older core, and each was wired to the standards of its day. Additions made since, from extensions to garden supplies, are often where the weak point turns out to be.

There is also the question of what has been added since. Extensions, garden offices, hot tubs and car chargers all land on installations that were designed long before any of them existed.

Most of it arrives as storage heaters that fail to charge overnight. Once the circuits are tested the cause is usually obvious, and usually fixable there and then.

Landlords have a further duty: in England a rented home needs an EICR at least every five years and before a new tenancy. All work is tested to BS 7671.

If you are buying, selling or letting here, an inspection is worth having before it becomes urgent. It is far cheaper to find a deteriorating circuit on a report than at two in the morning.

  • Scorched accessories and burning smells, made safe on the visit
  • Kitchen, shower and cooker circuits tripping under load
  • Lighting circuits with no protective conductor at the fittings
  • Extensions and loft conversions added to already loaded circuits
  • Boards that cannot be repaired with parts still in production

We also cover Ardingly, Handcross and Haywards Heath.
