No. Where we have had to lift a board, cut a chase or open a ceiling, we make good as far as the electrical work allows and clear up before we leave.
Yes. If the supply into the property is sound then the fault is inside the installation, and that is exactly what electrical fault finding is for. We establish which side of the cut-out the problem sits on.
An older board is not automatically unlawful, but many lack RCD protection and cannot be repaired with parts still in production. We will tell you whether repair is realistic or whether consumer unit replacement makes more sense.
Most are done within a couple of hours, including testing. Tracing an intermittent fault takes longer, because it has to be proved rather than assumed.

Basic call out 9.30am – 3pm which would not be within an hour would be £110
*When there will be any rewiring, we will specify works and extra costs before any extra work would commence.
Also rates are multiplied by 1.5 for any weekend works

The housing runs to holiday lets and second homes left empty for long spells, older cottages added to piecemeal over the years and static and park homes, and each was wired to the standards of its day. Landlords have a further duty: in England a rented home needs an EICR at least every five years and before a new tenancy. All work is tested to BS 7671.
