Hooe sits on the edge of the levels behind Bexhill. What that means underneath the plaster is a set of installations from very different decades. Old property near the water where insulation resistance falls as the fabric takes up moisture is the factor that shapes most of the emergency work we are called out for.
The housing runs to former mills and maltings, cottages with cellars below the water table and cottages and period houses near the water, and each was wired to the standards of its day. Additions made since, from extensions to garden supplies, are often where the weak point turns out to be.
Age is only half of it. The other half is load: kitchens, showers and heating that draw far more than the original design allowed for, on circuits that were never uprated to match.
Most of it arrives as insulation faults that show up after wet weather. Once the circuits are tested the cause is usually obvious, and usually fixable there and then.
